Wooncomplex Klapwiek is eerste volledig geïndustrialiseerde optopping in Nederland met BIM-to-Factory aanpak

The completion of the De Klapwiek residential complex in Rotterdam marks an important step in the industrialisation of the Dutch construction sector. The project is the first top-up initiative on an existing residential building that has been carried out in a fully industrialised manner. This approach allows additional homes to be added in a short period of time, with minimal disruption to residents and using a lightweight construction method. The innovative prefab smartbox, combined with efficient 2D elements, was developed by Dura Vermeer Bouw Heyma. Bim&Beyond played a central role in this with the application of BIM-to-Factory. What is unique about this project is that the production of building elements no longer takes place via separate supplier models, but is controlled directly and integrally from a single BIM coordination model. Whereas suppliers previously had to rework models, all parties now work together from a single digital model that directly feeds into production.
This digital approach delivers concrete benefits:
• More efficient processes due to the elimination of duplication of work
• Lower failure costs due to direct translation from design to production
• Shorter lead times thanks to tight coordination
• Higher construction quality due to unambiguous data and error reduction

Adding extra storeys as a promising solution to the housing shortage
This approach ties in seamlessly with the current debate in the sector. According to recent research by ABM AMRO, cited by the NOS, developers see great opportunities in adding extra storeys as a way of helping to reduce the housing shortage. By making use of existing buildings and industrial construction methods, high-quality and sustainable extra living space can be created in the short term.
